This blog post features images from our exterior RISE at Riverfront Crossings Iowa City photography architectural shoot.  The two-tower, mixed-use complex development rises 15-stories high.  The new, high-rise towers make for an attractive, modern update to downtown Iowa City’s expanding skyline.

The metal and glass, duo-tower architecture, modern skyscraper development is home to two new businesses in Iowa City Hyatt Place Hotel Iowa City Downtown and off-campus student housing residential apartments RISE at Riverfront Crossings.  Focusing on the building’s exterior photography, the building shoot of the two-towers highlights the property’s mixed-use, and façade construction design.  The new construction Iowa City project is both an urban residential, student housing development, mixed with hotel hospitality downtown in Iowa City.  The Rise at Riverfront Crossings development achieved LEED Gold Certification for sustainability.

Chicago-based photographers, we travel to Iowa, around the Midwest, and we are often booking travel architecture shoots Nationwide!  Upon final construction completion, our client who is the manufacturer and installation construction company of the glass and metal building enclosures, requested portfolio marketing architectural images looking for us to highlight in photography the modern architecture’s metal & glass.  The high-rise property and Iowa architectural photography shoot included capturing both day and night exterior building photographs of RISE and the Hyatt Place Hotel in Iowa City.  The photos focused on construction marketing portfolio photos to showcase the final construction of the large mixed-use property site capturing both the hospitality and luxury apartment student housing complex towers.  The location offered an excellent setting for adding drone aerial building photos, in additional to the daytime, and eye-catching sunrise or night dusk exterior photography of the property. We are photographers who have photographed several luxury apartment and condo development photography & similar architecture designed development student housing projects.

The modern luxury, 2-story high-rise and mid-rise Iowa development property with underground parking garage is located in downtown Iowa City within the downtown’s university area. The mixed-use development complex is steps away from the University of Iowa campus.  RISE is the University of Iowa’s new student apartments and premium upscale housing, off-campus living apartment community.  Offering brand new, stunning interior design and rooms inside, these apartments feature the latest in upscale student housing trends and amenities.  Our photography client continues to be building Nationwide, constructing numerous luxury, and upscale student housing developments with unique, incredible modern architecture & building design.  The mixed-use development and RISE at Riverfront Crossings incorporates all the extras expected in luxury dorm, off-campus living.  Unique to other student housing projects we’ve photographed, for this Iowa City development’s design it offers the convenience of an on-site Hyatt  Place hotel for student’s parents and visitors to rent a hotel room in the adjoining tower near by.

Capturing exterior building photography of the two, 15-story and high-rise towers that create the new Iowa City downtown skyline,  our shoot includes photos of the property’s outdoor facade, multiple entrances into the mixed-use development, the residential rental courtyard with pool deck for student’s pool-side lounging featuring an outdoor Jumbo-Tron to watch the Iowa Hawkeyes play where fire pits and grilling stations are nearby. With a long list of amenities on the Rise at Riverfront Crossings, student’s apartments tower, which go above and beyond standard student living, it was easily recognizable these apartments provide a luxury living space that gives University of Iowa students a comfortable, chic retreat from the hustle and bustle of academic life. The Rise and the Hyatt Place Hotel Iowa City twin towers offers both a luxury housing apartment building and luxurious hotel.  Both are a great location near downtown Iowa City’s shopping & restaurants, and an easy walk to the U of I campus.  The two-tower luxury student residence and hotel are located close to the Iowa River in downtown Iowa City.  For hotel guests or student residents needing a break from studying, the nearby Iowa River waterfront park has walking & biking trails and opportunities for students who enjoy river boating & recreation too.  Additional exterior building perks include the convenient, on-site parking garage located under the building.

150 North Riverside is one of Chicago’s most impressive new skyscrapers situated alongside the Chicago River.  The highrise skyscraper building is is 53 stories tall with a height of 747 feet to the roof.  This large building only encompasses an impressive twenty-five percent of the lot. Council on Tall Buildings and Urban Habitat.  The building features a stunningly beautiful LED art display designed by Yuge Zhou, Director and Curator of 150 Media Stream

The large building’s Architect, Chicago based Goettsch Partners, www.gpchicago.com utilized an ingenious cantilever design to maximize the amount of office space above the small two-acre lot along side the high demand west bank Chicago river real estate. At the ENR Midwest 2017 Best Projects Awards ceremony Goettsch Partners’ high rise project was presented with multiple awards including the top honor “Project of the Year award”. The masterpiece was also recognized as Best Project in the Office/Retail/Mixed-Use category.

Chicago, Illinois & Bethesda, Maryland based Clark Construction www.clarkconstruction.com completed work on the superstructure in 2017 and won a “Build America Award” for building this 54-story office tower with 1.2 million square feet of leasable space cantilevering off a concrete core enclosed in a curtainwall façade.

The developer for 150 N Riverside was Chicago, IL based John O’Donnell, Riverside Investment and Development Company.  150 North Riverside boasts 1.2 million square foot ofClass A+ office development located in the dynamic West Loop submarket. Located at the confluence of the three branches of the Chicago River, the Project offers a premiere location, convenient access to all major transportation systems, premium view corridors, large open floor plates and lobbies, and state-of-the-art building technology. Situated in between Randolph and Lake St  this transit oriented site is steps away from commuter and CTA rail lines. On-site amenities include a conference center, board rooms, a luxury restaurant, a 6,000 Square Foot fitness center as well as 100 valet and reserved parking stalls. The Project delivers an unprecedented 1.5 acre landscaped public park at the base of the building as well as 360 feet of Riverwalk frontage. The modern architectural style utilizes a steel structure, concrete core construction, high performance floor to ceiling glass, 9’-6”clear ceiling height, and high end stone elements at the pedestrian level and lobbies. The iconic design has achieved LEED Gold pre-certification and features the most technologically advanced mechanical and building systems in the market.

The structural engineer was Seattle, Washington based Magnusson Klemencic Associates.  The class A, 150 North Riverside Chicago office tower on an extremely challenging site adjacent to the Chicago River and active Amtrak rail lines. 

In response to the multiple site challenges, the building features an innovative, tapered superstructure design to create a footprint equal to just 25% of the tower’s floor area.  Reducing the sway in a tall building, the project architects placed very heavy objects to accommodate the building accelerations, managed with 12 liquid mass dampers (giant tanks hidden in the upper floors of the building which holds 160,000 gallons of water. These special tanks of liquid help to dramatically dampen and reduce the building’s sway.)  The project includes a number of design innovations and engineering “firsts,”  including the development of a thin concrete central building core structural system “spine” that hold the elevator core and transfer the load from the upper floors into the foundation – which was drilled 110 feet below grade level into 5′ deep of Chicago’s bedrock to provide a stable foundation. The building uses the largest rolled steel sections in the world, design of a high-capacity primary foundation system using half as many support pilings, and many more amazing engineering feats.  

Building Design Awards include: 2016 Jurors’ Favorite/Most Innovative Structure, Excellence in Structural Engineering, Structural Engineers Association of Illinois, 2017 Building Team Award, Platinum Award, Building Design + Construction, 2017 New Construction Chicago Over $55 Million Finalist, Chicago Building Congress Merit Awards. For the Lurie Children’s Hospital of Chicago Skyscraper Building Photography project, our Construction Company client’s project and photo shoot required a bit of strategizing.  Strategizing for each client project is typical, but especially necessary for these photos due to not only to photographing the building skyscraper’s full height, but also due to the location & elevation direction. The Lurie Children’s Hospital facility sits one 1.8 acres of land on one of the most visited sections in downtown Chicago – with an estimated 30,000 Northwestern Medicine staff alone in the medical districts area. Affiliated with and sitting on Northwestern Memorial Hospital campus, Ann & Robert H. Lurie Children’s Hospital of Chicago sits in the heart of downtown and inside the bustling mixed-use district of Chicago’s magnificent mile neighborhood where several hotels, residential, offices, restaurants, shopping and museums surround. With our experience photographing buildings in Chicago since 2008, it was easy to balance all of these elements during the photo shoot. Lurie Children’s Hospital’s main elevation faces Chicago Avenue looking North onto the lawn of Musuem of Contemporary Art. With our strategizing, planning and advanced research, Miller+Miller easily planned ahead for a few photographic challenges, strategizing for Lurie’s north facing building facade, and high-rise construction building Chicago photography as desired.

The new construction plans for The Lurie Children’s Hospital of Chicago high-rise skyscraper medical building included a modern & new building design, and plans to improve the operational efficiency of the medical facility. Construction started in 2008 and completed in 2012.  The new Lurie Children’s Hospital of Chicago Building’s construction hospital facility stands 22 floors above the ground and is located in Chicago’s urban neighborhood where buildings extend all the way to the sidewalks with no empty building space left on each square block.  The Lurie Children’s Memorial Hospital was 1 building elevation in a list of 15 properties we photographed for our Construction Company client’s portfolio of past construction work.  (Click here to view all of our posts & photography of Buildings at Northwestern University in Evanston and Chicago medical campuses)

Miller + Miller Architectural Photography has photographed several new construction hospital & medical centers and skyscraper buildings around Chicago. The concrete, glass and steel built Chicago skyscraper tower sits 1,252,919 feet tall.  With the high-rise sitting in the bustling section of downtown Chicago, the location and no option for adding on real estate for the new building design except for going taller, meant the facility would need a unique architectural building design to best fit within the existing neighborhood.  The architects final designs included stacking of the upper level of the skyscraper’s floors creatively, with the east and top portion of the building extending a couple of room to the east, toward Lake Michigan.  The unique structure viewable from the northside extends looks stacked extending off the building’s base to the east which allowed for more room inside the hospital creatively adding stacked look, maximizing the new Lurie hospital’s medical offices, suites, and space within the glass & steel new building construction’s design.
