This next post features architectural photography of the 110 North Wacker Chicago skyscraper building, Chicago’s newest premier Chicago office tower. The mixed-use office and retail building architecture is set between prestigious Wacker Drive and the Chicago River within Chicago’s iconic skyline.  As a Chicago architectural photographer team, MILLER+MILLER is moving often around downtown Chicago photographing properties and developments. As commercial photographers photographing portfolio and marketing property images, this give us a sneak peek into what’s new, building growth, and developments blooming up within the city. From Chicago’s skyscrapers, urban developments, rooftops, riverfront properties, to hot new restaurants, and newly constructed buildings, with each new property is a change to the skyline of Chicago.  With our camera and eyes looking up from the ground for a commercial architecture photography project, or our camera up in the sky for drone aerial photography and architectural video drone vantage view points, we enjoy viewing numerous changes and often have a first-hand look into the urban Chicago modern skyscraper architecture developments and witnessing the evolution of Chicago’s vast skyline views.  

The Class A+ 110 North Wacker Chicago building is a 1.5 million-square-foot premier downtown Chicago office tower and mixed-use property.  The 55-story building with Chicago riverfront is boasting spectacular city views and Chicago Riverwalk access.  The skyscraper location is within Chicago’s Central Business District in the West Loop submarket.  Howard Hughes Corporation is the developer for the Chicago skyscraper development.  Chicago is proud to welcome Howard Hughes, a developer and operator of master planned communities and mixed-use properties nationwide spanning 14 states from New York to Hawaii, and now in Chicago.  One of our niche client’s is photographing inside corporate commercial real estate and office building photography. Below are a few highlights for this new development under construction in downtown Chicago.

The building is designed by Chicago-based, award-winning architect Goettsch Partners, renowned for their high-rise design and technical expertise. The tower is wrapped in a high-performance aluminum-and-glass curtain wall, showcasing sweeping views up and down the Chicago river, as well as of the Chicago skyline and Lake Michigan.  The modern architectural style utilizes a steel structure, concrete core construction, high performance floor to ceiling glass, 9’-6” clear ceiling height, and high-end stone elements at the pedestrian level and lobbies. The building provides state-of-the art office space, amenities, and notable public outdoor environments.  A 45-foot-high lobby is enclosed by a cable-supported glass wall, and sculpted, folded-limestone cladding covers the elevator cores. The transparency of the low-iron glass wall virtually eliminates the distinction between interior and exterior space, with the lobby and streetscape becoming one. 

Described as situated on the last true “trophy” office site development parcel with nearby access to major every metro transportation system. Goettsch Partners says “the site would have been developed many years ago if not for its trapezoidal shape. Given that the east and west property lines are not parallel, fitting a typical Class A office floor plate, including the center core and desired lease spans, is a challenge.  In addition, for any site along the river, the city requires a 30-foot-wide publicly accessible riverwalk, further complicating the site.  The design addresses the challenges with an unusual stepped center core, which allows for a 45-foot lease span on each side. To avoid an angled perimeter, the west wall has a series of 30-foot-wide, five-foot setbacks, accommodating an orthogonal, five-foot planning module throughout the building.”  The series of architectural setbacks along the west facade creates 14 corner-office opportunities per floor. The riverwalk setbacks also helped to create the building’s distinctive form that accentuates the building’s verticality and avoids the pure box-like appearance of typical office towers.  Three large, “tree-like” column structural elements transfer out the tower columns along the river and further open 45-foot-wide Chicago riverwalk at the building site.

The location is between Wacker with the Chicago River and bounded by Washington and Randolph Streets, the 110 North Wacker building includes robust amenities such as a well-appointed conference center, board rooms, quick casual dining, a large professionally-operated fitness center as well as approximately 100 valet and reserved parking stalls. The project delivers a lushly landscaped public riverwalk and park at the base of the building as well as 360 feet of Riverwalk frontage with pedestrian paths. The Goettsch Partners’s building design provides a 45-foot-wide riverwalk that is covered, but effectively open to the sky, 55 feet above.   

The glass curtain wall enclosure was completed at the time of this photo.  However, the new Chicago high-rise skyscraper development is currently under construction and is set to open in Q4 of 2020.  The mixed-use office tower will feature an abundance of retail and dining options, state-of-the-art building systems, and an arts program.  In addition, approximately half of the site is being allocated for public open space.

This next post features images from our Hub Group Oak Brook corporate headquarters exterior building photography shoot.  The commercial property’s headquarters building architecture is the area’s newest development. The 4-story, 130,000 square foot office building is ultra eye-catching with a new, modern and stunning all glass construction featuring an edge-to-edge, glass curtain-wall architectural design.  

This is the first property and Phase I of a two office development plan for the Hub Group’s company expansion. Upon completion of both Phase I & II the total planned expansion of the headquarter facility will cover a 29-acre site located in Oak Brook’s I-88 and I-294 Tech Corridor near York Road and Cermak / 22nd Street.  Property Development by Morgan / Harbour Construction, LLC and, Architect and Interior Design by the architectural firm Solomon Cordwell Buenz. The building received LEED Gold certification from the USGBC. The Oak Brook development complex features underground parking, natural habitat landscaping, ponds and walking trails.  Phase II of the corporate headquarters complex, which began summer of 2019, includes building 2, also a 4-story 130,000 square foot office building. Upon construction completion, the two buildings will be connected via an under-course walkway.

The Hub Group Oak Brook corporate headquarters exterior building photography property shoot focused on creative and architectural angles of the company’s attractive corporate office glass building and the architect’s architectural design. Capturing photography in a variety of exterior images, photographic angles and vantage points of the commercial property, for each of our architectural photo shoots, we take into consideration the architect’s favorite angles, combining our lighting and photographic eye, to capture the best property photography compositions of the subject.

As both an architectural exterior and interior corporate and commercial photographer in Chicago team, we have connected with both architects, designers, and construction contractors for interior and exterior building photography of several properties around the Nation. Working with a variety of commercial glazing glass construction and contractor specifically, our growing list of exterior building photography projects have included education, government, healthcare, hotel, hospitality construction, multifamily, residential high-rise, skyscrapers, and more, in Chicago, the Midwest, and Nationwide. For this construction client’s list of recently built buildings, our project included 14 properties in downtown Chicago and in the Chicagoland suburbs.   With our distinctive eye for property lighting and a focus on our client’s architectural needs, our primary emphasis was to highlight the glass, modern curtain wall, horizontal louvers & cladding, and commercial glazing utilized by the contracting company creating photos to be used as marketing examples.

Hospital Renovation Modernization Construction Advocate Good Shepherd Barrington Photos

Our Hospital Renovation Modernization Project Advocate Good Shepard Barrington photos shoot took place last Fall. The exterior architectural photography and renovation modernized hospital building property photos all occurred outside with pictures focusing on Barrington’s Advocate Good Shepherd Hospital’s exterior and new construction glass modern entryway. This renovated hospital property is 1 building out of 15 locations we photographed for our Chicago area Construction Company client. The client hired Miller + Miller Architectural Photography for a multi-project photo assignment, assigning us to capture a set of exterior architectural building photography and photographs of their finest 2017 commercial construction projects.  A variety of types of buildings from medical healthcare hospitals photos, to higher education new construction, and hotels & hospitality.   The client’s set of projects are large newly constructed buildings and skyscrapers within Chicago.  A mix of building construction architectural styles with our photography focusing in on both commercial new construction and renovations around Chicago.

According to the Chicago Tribune story and Northwest Herald article the $247M, 4-year modernization building project’s construction started in 2013 and completed in September 2017.  Barrington’s Good Shepherd Hospital first opened in 1979 and now serves patients in Cook, Lake and McHenry counties. The Advocate Good Shepherd Hospital renovation project added 230,000 square feet.  The healthcare building construction project included an architect’s reno plan, a hospital design, construction and renovation of 150,000 existing square feet.

The photography shoot had a primary focus on photographs of the new designed entrance and the highlight of the hospital renovation modernization construction at Advocate Good Shepherd Hospital in Barrington.  The new modern entrance and new glass exterior building facade is highly visible upon first arriving at the hospital’s main entrance drive.  The main entrance doors features new floor-to-ceiling windows, which overlooks a landscaped garden.  This new all glass facade opens up and modernizes the old main entrance space, allowing an abundance of natural light to enter into the building. Both the new entryway and addition of a serpentine glass wall construction seamlessly flows visitors into the new Paul and Barbara Hills Center for Advanced Care wing.  This modern glass addition dramatically modernizes the building’s main elevation on the Southwest side of the healthcare facility. The building’s glass entry, glass floor to ceiling southwest facade, and glass serpentine wall of the property by Harmon Construction Inc.Harmoninc.com construction company.

The commercial building company in charge with construction of the Advocate Good Shepherd Hospital is Mortenson who says… the renovation included major improvements to the hospital’s building. 14 new and renovated operating rooms and four new rooms for cardiac catheterization, electrophysiology, and interventional radiology. All of the hospital’s 176 inpatient rooms now are private. In addition, the renovation and modernization hospital project added private pre- and post-op patient rooms, and an expanded area and amenities for family waiting. Each private hospital room comes with large windows.

Other renovation details include a new green roof by the on the patient care pavilion allows for vegetation and provides energy-conserving insulation and can absorb rainwater. Respite areas also are located throughout the hospital, such as outdoor gardens. Additionally, new and modernized areas within the healthcare facility include consult space for patients with chronic illness, a centralized testing area, a new breast care center with expanded capacity, new physical rehabilitation and cardio-pulmonary rehabilitation departments, and an expanded endoscopy area. The modernization improves energy efficiency and includes green roofs to provide energy-conserving insulation and to absorb rainwater.

An Integrated Lean Project Delivery (lean IPD) approach was used by the team who rebuilt Advocate Good Shepard Barrington hospital led by Minneapolis based builders Mortenson Construction Real Estate Development CompanyMortenson.com and the Firm HOK and Mortenson Construction combining Design, Architecture, Engineering and Planning.  The Advocate Health Care Health System is headquartered in Downers Grove, IL.
