150 North Riverside is one of Chicago’s most impressive new skyscrapers situated alongside the Chicago River.  The highrise skyscraper building is is 53 stories tall with a height of 747 feet to the roof.  This large building only encompasses an impressive twenty-five percent of the lot. The large building’s Architect, Chicago based Goettsch Partners, www.gpchicago.com utilized an ingenious cantilever design to maximize the amount of office space above the small two-acre lot along side the high demand west bank Chicago river real estate. At the ENR Midwest 2017 Best Projects Awards ceremony Goettsch Partners’ high rise project was presented with multiple awards including the top honor “Project of the Year award”. The masterpiece was also recognized as Best Project in the Office/Retail/Mixed-Use category.

Chicago, Illinois & Bethesda, Maryland based Clark Construction www.clarkconstruction.com completed work on the superstructure in 2017 and won a “Build America Award” for building this 54-story office tower with 1.2 million square feet of leasable space cantilevering off a concrete core enclosed in a curtainwall façade.

The developer for 150 N Riverside was Chicago, IL based John O’Donnell, Riverside Investment and Development Company.  150 North Riverside boasts 1.2 million square foot ofClass A+ office development located in the dynamic West Loop submarket. Located at the confluence of the three branches of the Chicago River, the Project offers a premiere location, convenient access to all major transportation systems, premium view corridors, large open floor plates and lobbies, and state-of-the-art building technology. Situated in between Randolph and Lake St  this transit oriented site is steps away from commuter and CTA rail lines. On-site amenities include a conference center, board rooms, a luxury restaurant, a 6,000 Square Foot fitness center as well as 100 valet and reserved parking stalls. The Project delivers an unprecedented 1.5 acre landscaped public park at the base of the building as well as 360 feet of Riverwalk frontage. The modern architectural style utilizes a steel structure, concrete core construction, high performance floor to ceiling glass, 9’-6”clear ceiling height, and high end stone elements at the pedestrian level and lobbies. The iconic design has achieved LEED Gold pre-certification and features the most technologically advanced mechanical and building systems in the market.

The structural engineer was Seattle, Washington based Magnusson Klemencic Associates.  The class A, 150 North Riverside Chicago office tower on an extremely challenging site adjacent to the Chicago River and active Amtrak rail lines. 

In response to the multiple site challenges, the building features an innovative, tapered superstructure design to create a footprint equal to just 25% of the tower’s floor area.  Reducing the sway in a tall building, the project architects placed very heavy objects to accommodate the building accelerations, managed with 12 liquid mass dampers (giant tanks hidden in the upper floors of the building which holds 160,000 gallons of water. These special tanks of liquid help to dramatically dampen and reduce the building’s sway.)  The project includes a number of design innovations and engineering “firsts,”  including the development of a thin concrete central building core structural system “spine” that hold the elevator core and transfer the load from the upper floors into the foundation – which was drilled 110 feet below grade level into 5′ deep of Chicago’s bedrock to provide a stable foundation. The building uses the largest rolled steel sections in the world, design of a high-capacity primary foundation system using half as many support pilings, and many more amazing engineering feats.

If you impress your audience with great imagery, your are making a great first impression. Great first impressions draw the consumer in, often leading them to narrowing down their options quicker, and eventually lead to decision making and closed sales. When selling architecture or real estate, the first photo a potential buyer sees of a penthouse condo, luxury home or apartment, should be a strong representation of the community and the home.  Less-than-flattering pictures can turn buyers off and lead to lonely open houses.

For this project, we photographed a two bedroom, two bath luxury condo located  in Chicago’s South Loop neighborhood in a high-rise tower within the One Museum Park West Tower IV development.  With it’s ideal and prime development location on Lake Michigan, this waterfront location overlooks Chicago’s Grant Park, The Field Museum, Adler Planetarium, Solider Field Stadium, boats, yachts and Chicago Burnham Harbor.  We talked about how the One Museum Park West development offers homebuyers not only to buy an amazing property, but they are also buying a lifestyle and the nearby urban community which goes along with living in the South Loop neighborhood.  Our client decided to add on a day of Chicago architecture photographs which was beyond the real estate interior and exterior photography.  Our architecture focus was to capture lifestyle photos all within viewing distance of the penthouse condo’s balcony.  Locations included a few City landmarks viewed from the terrace such as Buckingham Fountain, pictures of the museums, Chicago yacht club, aerial photos of Soldier Field, and a full exterior skyscraper building photographs from Grant Park showcasing the properties proximity to the nearby Loop and business corridor.  This South Loop development is ideally located close for commuters into the Loop, with easy travel to downtown commercial and corporate buildings.  Within the Park West Tower IV building, we captured photos of the high-rise building’s pool and resident amenities.  The extra photographs beyond the real estate and luxury condo photography home tour pictures were a perfect compliment to help illustrate and sell a lifestyle photographically.

Chicago Spire AerialThe restarting of construction for Chicago Spire, the masterpiece of Santiago Calatrava Valls, an internationally recognized and award winning Valencian Spanish architect, sculptor and structural engineer, may actually become reality soon. Chicago Union leaders with the AFL-CIO may be poised to loan the developer (Garrett Kelleher, Shelbourne Development Group, Inc.) some $170 million in pension funds to restart the Chicago Spire skyscraper project.  Because of the recession and slow economy liens and lawsuits against the developer, what would’ve have been the tallest building in North America, the now building stands stalled in construction.  All there is at 400 N. Lake Shore Drive today is a gigantic hole in the ground of a foundation between the Chicago River and the Ogden slip.

The union boss who represents 100,000 local construction workers says that  unemployment among his members is becoming rampant. The Chicago Spire project could create around 7.5 million man hours of work. “We have people losing their benefits, their houses, their families, and this is a project that’s going to be good for five years with employment for my members,” said Tom Villanova of the Building and Construction Trades Council. “It hit some rough times for this economy, but I think as long as it meets the investment criteria of the pension fund, then it’s a go,” Jerry Roper, president and CEO of the Chicagoland Chamber of Commerce, said.

This is great news!!!  I was getting depressed seeing that big, black, Lake Shore Drive hole in the ground while watching the celebration of the Burj Dabai on TV!  Despite what Donald Trump and other critics may say, I think think the Spire would be the shining crown jewel of the best modern architectural museum in the world…the Chicago Skyline. This building needs to be built. As much as I love buildings like the Burj Dubai, Taipei 101, Petronas Twin Towers, etc… Chicago can not afford to be second place behind cities like Dubai, Taipei and Shanghai. Like the delay of constructing New York’s Freedom Tower, it’s just not right.
